Tips:
Regular Maintenance will prolong the life of essential components and value of your home. Below are just a few key points and suggestions to start a maintenance program for your home. For more extensive tips and guidelines please refer to your "California Building Performance Guidelines" manual. The book includes a sample maintenance schedule if needed.
- Caulking: Joints in bathrooms need to be inspected and re-caulked every six months. Joints should be cleaned of old caulk before re-caulking.
- Doors: Patio sliding doors should have their tracks swept and vacuumed monthly. Weep holes should also be inspected and cleaned as needed. Swing door hinges and latches should be lubricated annually with a dry lubricant specifically made for locks and latches.
- Electrical: GFIs should be tested monthly.
- Water Heater: To prolong the life of the water heater, accumulated sediment should be removed from the heater tank once a year.
- Windows: Inspect for broken or breached window seals in dual pane windows at least annually. Weep holes should be inspected at least annually to make sure that no debris has plugged the holes and that rainwater will drain freely from them. Tracks of windows should be swept and vacuumed frequently to prevent dust and debris buildup.
- Gutters and Downspouts: To ensure proper drainage during the rainy season, inspect and clean all debris out of system. As a general rule, do not walk on the roof, especially tile roofs.
- Smoke Detector Batteries: Replace yearly and test. Detectors may chirp for short time after replacement.
- Heating and Air Filters: Change on a regular basis. If using lifetime filter, remove and clean on a regular basis. The filter is located in the cold air return found in the hall ceiling. By replacing the filters it will reduce strain on the HVAC system.
- Air Conditioning System: Once every two months, on warm winter days, the air conditioner should be started and run for a few minutes to keep the internal parts clean and lubricated.
- Moldings and Trim: During the first year of the house framing lumber will shrink and can cause gaps in trim and modling. If this should happen, putty and/or caulk, sand and refinish in order to prevent any further separation.
